Magnificent farm house with large barn

In this fully restored farmhouse you literally imagine yourself as God in France. Really a great opportunity if you are looking for an object that does not require any work.
The main entrance is at the front, where the front door is located.
If you enter the property by car, you can park in the courtyard at the rear of the house.
Through the front door we enter the hall that leads into most of the rooms on the ground floor.
Immediately to the right is the "master bedroom", followed by a children's room. A very practical solution if you still have young kids or a partner who snores.
To the left you enter a room that is now used as an office; the floor is tiled with beautiful faience tiles from nearby Varzy.
You enter into the cozy lounge through this room. This is a proper living room with insert wood stove, a beautiful fireplace, impressive beamed ceiling and of course traditional tiles (tomettes) on the floor. Due to the large number of windows, it is also a light space.
From the lounge you enter the kitchen. This is a fully equipped modern kitchen with a dining table that offers space for a large family. The kitchen has French doors that open onto the terrace and garden, but more on this later.
Back in the hall, you will notice the spacious cupboard wall with sliding doors on your left.
A bit further to the right there is another bedroom and on the left the toilet and bathroom with bath tub, separate shower and double sink.
At the end of the hall, to the left, you will find the staircase that leads to the first floor; at the end of the hall you will also find the utility room that provides access to the shed/ garage.
On the first floor there is a landing with a sitting area and a spacious bedroom and a modern, neat bathroom with sink, toilet and shower. This space offers full privacy for you and your guests.
The landing provides access to two attic spaces on each side. Here you can clearly see the perfect condition of the roof. The floors of both attic rooms are insulated and finished with OSB floor plates. The two spaces have a surface area of 55 and 45 m2 respectively, they both have dormers, so that the spaces can be easily transformed into living spaces at low cost.
The large barn next to the house offers the possibility to create a separate entrance to the attic.
The barn is currently used as a workshop, wood storage and garage, but is also ideal for other purposes. The barn has beautiful high doors through which the hay wagons used to enter; there are also two practical smaller doors that lead to the courtyard.
It is a walled courtyard with space for several cars and a shelter under which you can hang the laundry to dry.
A passageway takes you back to the front garden and up the stairs to the vaulted wine cellar. Since you are not far from the Poully Fumée and Sancerre vineyards, you can establish a nice stock of wines here. That is, if you manage to keep them (I can't).
We complete the tour around the house and enter the backyard with its large, higher terrace, which is on the same level as the house. From the terrace you have an unobstructed view for miles over the meadows, a wonderful place to enjoy the aforementioned wines on a warm summer evening and after the sun has set you enjoy a starry sky that you can only see in areas without light pollution.
The entire house has double glazing and is connected to the internet.
All rooms are equipped with electric radiators, but due to the good insulation, the insert wood stove is sufficient for heating on the colder winter days.
For shopping, Varzy is 10 minutes by car. La Charité sur Loire is a 35 minute drive; the drive from the house to Paris is 2.5 to 3 hours.
In short, a house fully restored, with taste, where you only have to unpack your suitcases; on the ground floor you have a kitchen, lounge, office, three bedrooms, a bathroom, toilet and utility room.
