House for sale LINARDS 87130 HAUTE VIENNE Limousin

110 m2
16167 m2
This is a renovated three-bedroom country house with three barns, landscaped gardens and over 3 ½ acres of land in a quiet little hamlet just 30 minutes from Limoges’ centre! It is real, read on!   The HouseYou enter directly through the porch into the fitted kitchen-diner (226ft²) with a very attractive travertine-look tiled floor and old ceiling beams. A double-opening stable-style door provides access to the North-facing gravelled terrace. The solid wood staircase going up to the first floor is almost new.
To the right of the kitchen, there is the living room (194ft²), with the exact same floor, a wood burner, and French doors to the terrace. The dividing wall between the barn and the house is in beautifully pointed exposed stone. A doorway has been made towards the barn for a project, which we will discuss below. On the first floor, a central landing (86ft²) leads to a master bedroom (145 ½ ft²) with fitted wardrobes and smooth carpeted floor, and a guest bedroom (97ft²) with solid oak flooring, decorative wooden fireplace, and exposed original ceiling beams. Both bedrooms face South. To the North, a tiled shower room (43ft²) with a WC, shower cabin and washbasin unit and, across the landing, a storage room (48 ½ ft²) with an airing cupboard for the hot water tank and storage shelves. On the second floor, a large bedroom (355ft²) converted in the insulated attic with three bull's eye windows and two Velux windows on a natural oak floor and under an exposed roof frame. It would be possible to create here a private bathroom above the existing bathroom on the first floor. No need for a partition, it is in tune with the times, and it increases the feeling of space if it remains open! The house had been empty for a long time when the current owners bought it in 2004. Nearly 20 years later, they completely renovated it, kept its original character, and even added some, by creating a new building: a wooden veranda with a natural slate roof on the front South-facing facade. The South and North stone walls have been carefully repointed. The roof has been completely redone in natural slate and insulated. The first floor and attic beams have been levelled; the old worm-eaten wooden floors replaced with locally sourced solid oak. A concrete slab and an insulated concrete floor were laid on the ground floor, with beams and reinforcement pillars placed in the cellar. The house has a 3,000-litre septic tank with a soakaway. The house is heated by a wood fuelled cooking stove in the kitchen and a wood burner in the living room. Radiator heating pipes have been laid in all rooms, in preparation for the arrival of a central heating system. What system will be used? It is up to you to decide.   The OutbuildingsThis is where the potential of this property can be truly implemented to very good profit. The work carried out by the current owners has been substantial, so that the new owner can carry out a project where he lives: either an extension of the living space, or a professional activity with the possibility of on-site accommodation, or a holiday accommodation and a professional, artisanal, therapeutic, and even agricultural activity, with or without a shop, it will depend on you. And you will be able to make these additional arrangements, while enjoying your comfortable house next door, and not within the chaos of renovation! The barn adjoining the house allows you to consider the above-mentioned possibilities, because it is connected to the house via a door leading to the living room. Practically, you have an open space of 40 x 23 feet with a full-size insulated concrete floor and a first floor of nearly 860ft² with a mezzanine, OSB floor and long new load-bearing beams. The Roman tile roofing and the framework were completely redone and insulated just over 10 years ago. A 5,000-litre septic tank with a soakaway was installed for the barn and the main connections made. Electricity and water were brought. You can either take the plans that came with the original building permit or file another one.In addition, there is a second barn adjoining the first one of 26 x 23 feet with an extension of 16 ½ x 23 feet. The Roman tile roofing has been completely renovated (removal and refitting of old tiles with laying of new underlay tiles and waterproof membrane and new lathing). The owner has set up his workshop there. The extension is an old building on two separate floors: a large open room on the first floor (376ft²) with ramp access on the North side and ground-floor animal sheds on the South side. You can thus create an independent space, with a separate access with no connection to the private space…A separate shed provides an additional roofed terrace, for a large family or friends’ party. A third separate barn stands along the hamlet road. It is 29 ½ x 29 ½ feet on the floor, and on one side, there is a part with a cellar beneath. It is a great vehicle garage. The roof here is older, in mechanical tiles and will require some renovations.   The LandThis is another major asset of this property. A neighbouring spring (probably several) flows under the ground and feeds a pond further down the valley. Part of this spring is piped with a tap at the corner of the second barn. The land around the buildings is fenced in for the owners' dogs. The rest, nearly four acres, is surrounded by hazelnut trees and small hedges. It is flat and really useable, either for animals, or for planting, or for tourism over its dryer part. AccessThe property is located in a hamlet part of the village of Linards, two minutes from the village centre and half-an-hour from Limoges. You have two neighbours in second homes, and you are not overlooked by others, whilst not isolated. No main road here, nor B-road, but C-roads rather, it is so quiet! Linards has a small supermarket, bakery, bar-tabac and restaurant. For the big supermarket, go to nearby Châteauneuf la Forêt or to Saint Léonard de Noblat or Limoges for even more choice! Infant and primary schools are two minutes’ away, middle school 10 minutes and high school 20 minutes.
